Greater Atlanta Area Market Update – Q2 May 2025
As we review the latest market activity, the Greater Atlanta housing market continues to evolve with noticeable changes in inventory, buyer behavior, and pricing trends. May 2025 data reflects a shift toward a more balanced landscape, providing valuable opportunities for both buyers and sellers.
Inventory continues to climb, with 17,315 homes actively for sale—a significant 45.7% increase from this time last year. This surge in availability means more options for buyers and heightened competition for sellers. The median sales price remained steady at $424,000, reflecting a modest 0.2% increase, while the median price per square foot held flat at $200.
Homes are spending more time on the market, with the average days on market rising to 44 days, up 29.4% from the previous year. The months supply of inventory now stands at 3.9 months, a 50.0% increase, signaling a continued trend toward a more buyer-friendly environment.
The total dollar volume of home sales reached approximately $10.69 billion, representing an 8.6% decrease, while closed sales declined to 20,039 transactions, down 11.2%. These trends suggest a more deliberate pace in market activity, driven by both economic conditions and shifting buyer priorities.
